Q: “ESPlanner’s mortgage balance and equity results don’t match my mortgage amortization schedule. How does ESPlanner calculate the Mortgage Balance and Equity?

Answer: Your mortgage amortization schedule is in nominal dollars, ESPlanner’s results are in real current year dollars. Please see the attached spreadsheet that shows the calculations in nominal dollars which are then converted to real current dollars in the highlighted columns.
